Real estate video — Victoria, BC

Film is how a house makes you feel.

Cinematic property films across Vancouver Island since 2011, built around light, architecture and the life a house is built for, so a listing lands with a buyer who has never stood in it.

Why film

Stills show rooms. Films evoke emotion.

A photograph can’t tell a buyer that the kitchen opens to the deck, or how far the view carries from the top of the stairs. Movement does that in four seconds, and it is the part of a property that photographs consistently fail to sell.

There is no storyboard. We arrive, read the light and shoot. On larger properties that means working around the sun rather than the clock, so the house is filmed in the hour it looks best rather than the hour we happened to book.

What we make

Four kinds of film.

  1. 01

    The listing film

Sixty to 120 seconds built around movement through the house, not a drone orbit. Gimbal and slider work, natural sound where it helps, licensed score where it doesn’t.

    • 4K landscape master for the listing and website
    • Cleared music licence included
  2. 02

    The vertical reel

An add-on to any package rather than part of the listing film. Reframed shot by shot at 9:16 so nothing important sits outside the frame, and cut to its own rhythm. A reel is not a landscape film turned on its side.

    • 9:16 master for Reels, Shorts and TikTok
    • Cut to its own length, not trimmed from the film
    • Cleared music licence included
  3. 03

    Aerial motion

RPAS Advanced certified and insured. Elevated movement cut into the film for setting, shoreline and approach, and the NAV CANADA authorization that most of the Saanich Peninsula requires before anything leaves the ground.

    • 4K aerial sequences graded to match the ground footage
    • Airspace authorization filed and held on record
    • Fully insured
  4. 04

    Agent & development films

Work that isn’t tied to one listing: brand films, sold reels, market-update series, and full launch films for multi-unit developments.

    • Brand and market-update series
    • Presale and development launch films
    • Interview and voiceover capture
Delivery

The film, and the reel.

The landscape master is the film. It is what you are buying when you book video. The vertical reel is a separate piece of work and an add-on to any package.

The master

The listing film

4K landscape, 60–120 seconds, for the listing page, your website and YouTube. Graded to match the stills so the gallery and the film read as one shoot. This is the film. Everything else is built beside it, not cut out of it.

A vertical-reel still from the same Lochside shoot, reframed at 9:16.
9:16
Add-on to any package

The vertical reel

9:16 reframed shot by shot rather than cropped, so nothing important sits outside the frame, and cut to its own length. Sized for Reels, Shorts and TikTok. Added to a photography or film package, or booked on its own.

Nearing capacity

A limited calendar.

We take on new clients when it’s a fit both ways. We put real time into the people we work with, and there’s only so much of it. Send the address and the timeline and we’ll tell you honestly what we can do.
