Every frame earns its place on the listing.
Real estate photography for listings across Greater Victoria and Vancouver Island: editorial interiors, aerial and drone, twilight and sunrise. A small team of real estate photographers, shooting the Island since 2011.
The work itself.

Four ways a listing gets photographed.
- 01
Editorial photography
The core service, shot in an editorial style rather than a documentary one. Frames chosen for how the home reads, not to record every room. Windows exposed when there is something worth seeing through them, and aerials, twilight and sunrise visits when the property calls for them. We are not stagers: how the home is presented is between you and the vendor. On the day we will square a chair or move a bin out of frame, and shoot it at its best from there.
- 30–70 finished frames depending on size
- MLS, web, print and social crops of every image
- Window-pull and sky replacement where the weather refuses
- Delivered in a private gallery, named and ready to upload
- 02
Aerial & drone
Transport Canada RPAS Advanced certified and insured, which matters in Victoria: most of the peninsula sits inside controlled airspace and needs authorization before anything leaves the ground. We handle that filing.
- Elevated stills for lot lines, setting and shoreline
- 4K aerial motion cut into the property film
- NAV CANADA authorization handled for controlled airspace
- Fully insured
- 03
Sunset or sunrise
The single highest-performing frame on most luxury listings, and the hardest to fake. We return for a dedicated sunrise or evening visit, light the interior room by room, and shoot the twenty minutes when the sky and the windows balance.
- Dedicated sunrise or evening visit, weather-rescheduled free
- 3–6 finished exterior frames, front and rear elevations
- Interior lighting pass so no room reads dead
- 04
Agent & developer branding
Work that isn’t tied to one listing: headshots that don’t look like headshots, sold reels, team films, and full launch packages for multi-unit developments.
- Editorial portraits, on location rather than in studio
- Brand films and market-update series
- Presale and development launch packages
Quoted per property, not per hour.
A 1,400 sq ft condo and a 7,000 sq ft waterfront estate are not the same job, and a rate card pretends they are. We price on square footage, the number of visits the light demands, and what you need delivered, and we tell you the number before we book. Photography and video together start at $900.
What agents ask before they book.
01How much does real estate photography cost in Victoria?
It is quoted per property, on square footage, the number of visits the light demands, and what you need delivered, and we tell you the number before we book. Photography and video together start at $900. Send the address and we will come back with a quote.
02How many photographs do I get, and how fast?
Thirty to seventy finished frames depending on the size of the home, delivered in a private gallery within 24 to 48 hours, already sized for MLS, web, print and social.
03Do you shoot twilight and sunrise?
Yes. A dedicated sunrise or evening visit, the interior lit room by room, shot in the minutes when the sky and the windows balance. It is the single highest-performing frame on most luxury listings, and it is rescheduled at no cost if the weather will not cooperate.
04Are you licensed to fly a drone in Victoria?
Yes. Transport Canada RPAS Advanced Operations certified and fully insured. Most of the Saanich Peninsula sits in controlled airspace, and we file the NAV CANADA authorization before anything leaves the ground.
05Does the property need to be staged?
That is between you and the vendor. On the day we will square a chair or move a bin out of frame, and shoot the home at its best from there.
06Where do you shoot?
Across Greater Victoria at no travel charge: Oak Bay, Fairfield, Rockland, Saanich, Sidney, Esquimalt, View Royal, Colwood, Langford and Sooke. Mill Bay and up-Island, Salt Spring and the southern Gulf Islands are quoted flat and in advance.
A limited calendar.
We take on new clients when it’s a fit both ways. We put real time into the people we work with, and there’s only so much of it. Send the address and the timeline and we’ll tell you honestly what we can do.
